A New Year- A New Normal! Like the weather the Real Estate market has been Hot, Fast and Furious with Nelsonians now adjusting to the new norm in values and buyer expectations.
With nearly 30 years as a top performing agent in the Nelson market place the last 12 months has seen the biggest focus on change in our local industry.
The Market has access to ‘everything’ via the internet, they are educated, aware and responsible in their decision making. You can find all you need to know online but its putting the pieces of the puzzle together that requires professional help more than ever.
Buyers need to be aware of… old v new builds, 2004 building code v 1992 and other previous codes, council overlays - inundation, liquefaction, flood, earthquake, hazardous substances. There are land and build packages v existing builds, consented and compliant v non compliant, insurance packages, finance rates and terms, kiwi saver draw downs, inheritance advancements, agent accountability and so the list goes on and for the majority of us we just want to buy a property that meets our needs for investment and/or we are proud to call home.
Our new normal has us covering all the bases plus accepting we are now paying up to 50% above 2015 RV’s with house prices among the fastest growing in the country.
Whilst we saw rising values pre 2017, our market fired up mid 2017. Nelson has become highly desirable to buyers throughout the country and locals have to compete in this new normal. The last time I saw these surges was in 1991 with acute foreign interest and 2002 with high migration and low inflation and locals had to accept Nelson was no longer NZ’s best kept secret and ’the multi - offer’ was a common phenomenon.
The offshore interest still holds but to a lesser degree in Urban Nelson v Rural/Lifestyle Tasman. My recent sales show an equal spread of local, national and foreign buyers. It will be interesting to see how the pending changes to overseas investment rules will impact the residential Nelson market, the process is expensive and lengthy with few guarantees .
The land build packages with major building companies holding the largest subdivisions in the region also pose new options for buyers, it will be interesting to see how the landscape will look by 2020.
The building industry is working to capacity, with many companies booked for the next 2 years.
These are exciting times with opportunities for many. There is a positive vibe and buoyancy in our Nelson Real Estate Market.
